With all the high-end renovations happening in the US, we’ve seen it all. What was a simple house of the kind that I would love to live in, with a nice view of the mountains, is now a four-story brick and mortar house with a very high price tag. I’ve come up with a floor plan that shows all the main rooms, and the kitchen, in a bit more detail.
It seems like a lot of homeowners in the Bay Area are still trying to figure out how to build a great house, and a lot of the challenges come from the fact that the typical house in the Bay Area would be pretty small. That means that you can’t actually do a lot of “stuff” without it being built with an eye towards the aesthetics.
I like to think of this as the art of layout too. You can build a very nice house in a very small space, but you may have to sacrifice certain design elements. In this case, the design elements are the main and very exposed rooms. Like the kitchen and the living room. These are the things that actually cost money to build, and they need to be as open and airy as possible.
Well said. The kitchen, the living room, and the bedrooms all need to have areas that are open to the exterior, and this was done intentionally to give the house an airy, open feel. Also, the layout of the house makes it easy to do a lot of things, but some of it can get pretty cramped.
I know it’s not a completely new idea, but in this case, it is a bit more common than you might think. In the past, one of the easiest ways to add lots of open space to a house is to put in more windows. The problem is that windows aren’t really “open” spaces, they’re just a way to put more sunlight into a room. However, it is possible to create open areas that are also very airy with windows.

You can put in windows in an already open space, and the open area can be set back some from the rest of the room so that it feels more like a room. I’m not sure I would want a window in my kitchen, but I could imagine myself putting a window in a hallway or utility room, which would be another way to add open areas.
My husband and I have a row house, but we use the master bedroom for a living room, and the master bathroom for a separate bathroom. The master bedroom has an open-plan area with windows that looks out onto a back yard, and the master bathroom is small but well-appointed. However, the master bathroom also has no windows, and the open-plan area on the master bedroom is only a few feet from the bathroom.
The master bathroom has no windows, but the master bedroom does. I have no idea why.
That’s where the wall is…
In the master bedroom, there are two pieces of wall, one at the front of the piece of wall and one at the back of the piece of wall. Both pieces of wall are about the same height, and the back piece is thicker. The wall that we’ve added to the master bedroom on the right and master bathroom on the left are both made of the same wall material. The wall material is clear plastic sheeting that is about 15″ thick.
